Phase I Environmental Assessment of 27-Acre Parcel

This Phase I Environmental Site Assessment was for a 27- acre parcel located south of the North District Waste Water Treatment Plant (NDWWTP) in the northern section of Miami-Dade County.  The property was also within close proximity to a closed Superfund site known as Munisport.   The primary goal of this project was to determine the likelihood of contamination at the Subject Site.  Potential for contamination at the site was ascertained based on inspection of the subject site and the review of environmental and regulatory government files, land property records, aerial photographs and other available records corresponding to the subject site, the adjoining properties and properties within a ½-mile to 1 mile radius from the property.

A.D.A. Engineering, Inc. conducted a detailed review of all pertaining environmental records pursuant to the standards set forth in ASTM 1527-00, including those publicly available (and reasonably ascertainable as per Standard) from the local regulatory agency with jurisdiction over the property.  There was a review of FDEP and USEPA databases, current and historical aerial photographs of the project site, several visual site visits, and interviews with the current property owners.  The intent of the interview with the current property owners was to determine the use of their property since it was purchased by them. ADA staff also worked closely with WASD and the Department of Environmental Resources Management (DERM) staff to ensure effective communication among all stakeholders.  Coordination meetings were held with DERM staff to secure pertinent information necessary to assess the environmental condition of the site.
